If you have entered into an agreement of sale for the sale of your home, you will be required to provide two documents to the buyer prior to settlement:
- a 5407 Certificate (otherwise known as a “resale certificate”)
- This Certificate provides information about the HOA to the purchaser, and is prepared by the HOA treasurer.
The homeowner, or their real estate agent, should email the treasurer with their request including a copy of the agreement of sale, allowing at least 7 days for completion of the
documents.
- The fee for the Certificate and the copy of the by-laws is $150, payable by check to Thornbury Hunt Owners
Association. The documents will be provided after the fee is received.
- the current HOA by-laws and Rules and Regulations which will be
delivered by you or your agent to the purchaser prior to settlement.
There is a $1,000 Capital Contribution, due at closing and paid by the buyer, for all properties sold in Thornbury Hunt. You will be provided with an information set-up sheet to be forwarded to
the new owners, which provides the secretary of the HOA with the required information to include the new owners in the membership rolls of the HOA. If you have any questions during the process,
